Proactive Capital Preservation
Our Annual Maintenance Program takes a pro-active approach to home maintenance and repair. Home Warranties are essentially “Capital Replacement” programs designed to fix what is broken. Our approach is a “Capital Preservation” program, designed to identify and repair issues before they become major problems. In addition, if you have a Home Warranty, the Annual Maintenance Program keeps you in compliance with the home warranty. This ensures that when a covered items under your warranty breaks, there shouldn’t be any issues with your warranty coverage. Health, Safety, and Comfort
Most importantly, the Annual Maintenance Program ensures the Health, Safety, and Comfort of your home. Just consider, most people adamantly change the oil in their cars every 3000 miles. Since your home is your biggest investment and has over 30,000 working and moving parts, it should receive the greatest amount of care, just like your car. Four Visits Per Year—Six Major Areas
Our Annual Maintenance Program consists of four visits to your home every year and the following inspections, maintenance, and care are provided in six majors areas of your home. Please take some time to read through the following and let us help you protect your biggest investment. |

Protecting Your Biggest Investment |
|
The following maintenance and evaluations are performed twice per year: ¨ Inspect indoor and outdoor AC Wiring ¨ Clean AC Condensate drain. ¨ Inspect thermostats for proper operation. ¨ Verify temperature split across AC coils. ¨ Ductwork inspected for tears, holes, & creases. ¨ Heat Strips inspected for proper operation ¨ Clean outdoor AC Coil ¨ Clean indoor AC Coils ¨ Clean duct registers ¨ Check refrigerant levels. The inspections for your AC System are usually completed in the Spring and Winter, during which we will also remove your disposable AC filter and replace it with a high performance cleanable HEPA filter. The first pound of refrigerant is free. These services obtained independently from an AC and Heating Company would cost you $650.00 per year. Electrical inspections include the following items: ¨ Service Entrance Cable inspection for secure mounting ¨ Service Meter and Disconnects inspected for proper installations. ¨ Panel inspected for secure breaker mounting. ¨ Verify Service Lugs are secure ¨ Ground Systems inspected for proper installations and free of breaks in the line. ¨ Receptacles inspected for quality connection and have not loosened over time. ¨ Proper performance of GFI Receptacles ¨ Electrical Plates and covers inspected for proper installation Residential Professionals can also install permanent receptacle safety covers for families with small children for an additional fee. Plumbing and Mechanical inspections include the following items: ¨ Toilets and tanks are inspected for proper seals/installations and checked for leaks or cracks. ¨ Sink faucets and drains are inspected for leaks and cracks. ¨ Shower and Tub faucets and drains are inspected for proper operations. ¨ Garbage disposal inspected for proper operation and free of inappropriate foreign debris. ¨ Water Heaters, Filtration Systems, and Softener Systems are inspected and cleaned of debris that can hinder performance. ¨ Exterior hose bibs and water outlets are inspected. ¨ Water heater is flushed twice a year to remove sediment that collects in the tank. ¨ Replace Rubber Washing Machine Hoses with Braided Stainless Steel Hoses. ¨ Inspect all appliances and clean downdraft range grease filters. ¨ Inspect and clean dryer vent. ¨ Garage Doors greased, adjusted and serviced. ¨ Gutters cleaned once per year. In addition to the above items, we also inspect every water supply shutoff valve to verify operation. These valves can wear out and do not work when you need them. Valves can prevent thousands of dollars in water damage if a pipe should burst. These services obtained independently from a Plumber would cost you $1800.00 per year. IV. Fire Suppression System |
|
The following items are performed to ensure proper operation of your Fire Suppression System: ¨ Smoke Detectors and Fire Suppression Systems are inspected. ¨ Replace all Smoke Detector batteries every other visit. (approximately in six month intervals.) ¨ Inspect Smoke Detector Systems for proper operation. ¨ If your home has a Fire Suppression System, all risers, check valves, and gauges are inspected for proper operation. V. Energy Efficiency |

We provide an annual Energy Efficiency inspection to verify you home is operating at maximum efficiency. This include: ¨ Inspect insulation levels and ensure the insulation is properly spread and at an appropriate depth. ¨ Inspect door and window weather-stripping. Over time these seals break down and wear out. ¨ Inspect window and door caulking. ¨ Inspect balance of home for drafts. With rising energy costs these inspections are critical in saving you money and maximizing the efficiency of your AC and Heating systems. Each year our team performs a complete and comprehensive home evaluation from the foundation to the top of the roof. This annual evaluation is designed to catch any and all potential issues before they become major problems. It covers all portions of your home that are not covered by the other inspection areas. The entire structure is inspected for wear and tear and we make sure you are aware of needed maintenance for your home. ¨ The roof is visually inspected for leaks, worn shingles, improper flashing. ¨ All roof penetrations, such as vent pipes, chimneys, and attic vents, are inspected for proper sealing. ¨ The foundation is inspected for any signs of structural problems and leveling. ¨ The exterior of your home is inspected. Your siding is inspected to ensure no area needs to be painted. Brick and stucco surfaces are also inspected. ¨ Interior walls are inspected for cracks or water marks. The first indication that your foundation is moving or you have a water leak somewhere. Once this inspection is complete, we will sit down with you to review all discovered issues and discuss the best approach to resolving them. For the services listed above, the cost was based on a 3000 square foot home, which is an average size . Obtained separately, the annual cost for those services exceeded $3600.00. Residential Professionals can provide all these services at a significant savings. The Annual Maintenance Program is priced by the square footage of your home. Homes that are 5500 square feet or less are priced at 0.75 cents per square foot. Homes from 5501 and up require an on site evaluation for pricing. Once enrolled we will work with you to set up inspection appointments that work with your schedule. Please contact us to request information.
